Manhattan Beach is a beachfront city known for its beautiful beaches, lovely homes on tree-lined streets, and an excellent climate that allows for year-round sunshine. It is bordered to the north by El Segundo and to the south by Hermosa Beach. Manhattan Beach’s close proximity to downtown LA and LAX make it a very desirable location for commuters and local professionals alike.
The beach city is broken up into several areas: the Hill Section, Sand Section, Tree Section, Gas Lamp Section, Poet’s Section, Manhattan Village, Liberty Village, Manhattan Beach Heights, East Manhattan Beach, and El Porto (North Manhattan Beach). Each one of these distinct neighborhoods has its own character and lifestyle draw. The Sand Section is arguably the most desired area for real estate in Manhattan Beach: a unique blend of modern and contemporary mini estates and classic beach bungalows on small lots that border the iconic Strand and sea. The Hill, Tree, and Gas Lamp Sections offer similar luxuries and high price tags. The Tree Section is regarded as the quietest and has homes that can reach into the seven-figures. The streets in the Tree Section are lined with large old trees that are protected by the city. The contrast in scenery provides opportunities for very specific niche real estate, and has a feeling of privacy. Many streets here have signs that detour visitors from perusing and helps usher a safe environment. Neighborhoods east of the Pacific Coast Highway (PCH/Sepulveda): East Manhattan Beach, Manhattan Village and Liberty Village generally have a friendlier price tag, larger lots and a more suburban atmosphere.
Manhattan Village is a gated community located on the east side of PCH. These quite, security patrolled streets are home to multi-million dollar suburban homes as well as townhomes and condominiums. Community pools and spas are located throughout the neighborhood. Some of the homes on the north side border the par 3 Marriott Golf Course and tennis courts. There is also a gated entrance to the Manhattan Village Mall located on the west side of the area that makes for convenience in shopping and dining of all sorts.
Surfing, beach volleyball, and general fitness are the interests of many Manhattan Beach residents. It is very common to see business professionals, students and long time residents alike making their way down to the beach in the morning to catch some waves, have a jog along The Strand, or have coffee at one of the many fine cafes and restaurants. There are also many parks located throughout the city. Most noted are Live Oak Park, located just outside the Downtown area, and Pollywog Park, located in East Manhattan Beach.
The environment Manhattan is much different than most places in Southern California: there is a strong sense of family and community amongst many Manhattan Beach locals and because of that, it is one of the best places to raise a family. Also, the Manhattan Beach Unified School District is consistently ranked among the top 5–10 districts where the median home value is at least $800,000. With all of that being said, it is no wonder that visitors and residents of Manhattan Beach have a hard time leaving the incredible climate, people and homes they have come to adore.
